How many apartments are in the building?
153 apartments and two guest suites.

How many different levels of living?
Independent, Living with Services, Care Suites and Memory Care.

Who owns and manages the building?
Walker Methodist.

What type of heat is in the apartments?
Water.

Is additional storage included in the rent?
Yes, there is additional complimentary storage outside the apartment and it is 4x6x9.

Does the building have internet?
Yes, the building is wireless. The Library and Internet Lounge are also wireless. There is a cost of $35.00 for wireless access in your apartment.

What is the size of the balcony?
It is screened in and is approximately 7' X 15' or 5' X 13' depending on which size apartment you choose.

Are there emergency pull cords in each apartment?
Yes, they are mounted in the bathrooms and bedrooms.

Where is the air conditioner and furnace in each apartment?
They are in the ceiling in the bathroom.

What utilities are included in the monthly fee?
Heat, Air Conditioning, Electricity, Sewer and Water, Gas, Cable TV, Trash Removal.

What is the parking arrangement?
There is underground, heated parking for $55.00/month. There are a total of 66 stalls. Outside parking is complimentary.

How many elevators are in the building?
There are four elevators throughout the building.

What is the smoking policy?
We have a no-smoking policy inside the entire building. The no-smoking policy is also enforced in each apartment and on each balcony. There will be a dedicated smoking area outside.

What laundry facilities are available?
There is a washer and dryer in each Independent Living apartment and common laundry facilities at no charge in the other areas. The rent includes laundry assistance for residents in Living with Services, Memory Care and Care Suites.

How is the building protected by fire?
The building meets the standard, strict codes of the City of Lakeville. It has a sprinkler system and smoke detectors throughout the building. Carbon monoxide detectors are also installed in all apartments and common areas.

How often will the monthly rent go up? How much?
The costs for rent and services are adjusted annually. Percentage increases will vary.

Do you accept pets? Is there a pet deposit?
Yes, pets are welcome with the approval of the Housing Director.  The pet deposit is $300.00.

Where are the telephone and TV outlets/jacks?
In the living room, kitchen and bedrooms.

What is the security arrangement? Controlled access, 24-hour manned security?
There are card readers, and the concierge will buzz in guests.

Is the kitchen full-size?
Full size kitchens are in the Independent Living apartments . The Living with Services kitchens have a small refrigerator along with a garbage disposal and dishwasher . There are lazy Susan's and pull-out drawers in the kitchens. There is a Tea Kitchen in the Care Suites apartments, which includes a microwave and small refrigerator and small sink. There are no kitchens in the Memory Care area.

Are the appliances gas or electric?
Electric. The refrigerator is 21 cubic feet with a top freezer. The washing machine is a 5 cycle front load. The dryer has a 5.7 cubic ft. super capacity drum.  (Most washer and dryers are stacked except the handicapped accessible apartments. These have side –by- sides. The dishwasher is an Electrolux, Frigidaire with an UltraQuiet Sound Package. The oven is a Frigidaire electric range. There is a GE microwave oven in the kitchen as well as a garbage disposal.

Is every apartment handicap accessible?
Yes.

Do I have a choice regarding the vinyl, carpet or paint color?
A resident may choose colors different than our standard selections providing the following: 1.) Resident pays for changes 2.) Changes are approved by Highview Hills Management  3.) Resident agrees to pay to return apartment to original state upon move out.

How often will my apartment be painted?
On an as-needed basis.

Can I wallpaper or paint my apartment?
Yes, with the approval of the Housing Director. We ask that you return it to its original state prior to your departure.

What is the wood throughout the building and in the apartments?
Maple.

How many complete meals per day are available?
There are three meals served daily in the dining room. There are also sandwiches, soup, and desserts in the Vermillion Bistro.

If an Independent resident would like to have three meals per day, the meal package is $200.00/month extra. The second occupant would pay a total of $600.00 per month for three meals.

Is room service available?
Yes, for a $3.00 fee.

Can guests stay for meals? Yes.
How much advance notice is necessary? There is no advance notice necessary.
Are there any restrictions? No.

How are special diets accommodated? (Low sodium or low fat)
Meals are prepared to order. We have a system to identify and prepare special diets.

If I miss a meal, do I get credit?
We offer one meal per day or 30 meals per month. If you know you are going to be gone a few days, you can eat two or three meals per day to equal the 30 meals per month.

Can I charge meals to my account?
Yes, you can charge yours and any guests you may have dining with you.

Is there a fee for using the private dining room? No.
Can I have meals catered to the private dining room from the main dining room? Yes, our chef is happy to meet your dining needs.

How does the library work? Do you accept donated books? Do you rotate selections from the public library?
The library and internet cafe accepts donated books in good condition. We rotate the selections with the public library which is a couple blocks away.

What equipment is provided in the exercise room?
The Fitness Center is equipped with many styles of exercise equipment.

What is the price for the guest suite and what is included?
$50.00 and includes breakfast.

Is maintenance available to do things like move furniture, replace light bulbs, hang pictures. Is there a fee for service?
Yes, subject to availability. The price is $10.00 for 15 minutes for any personal items, such as light bulbs for personal lamps, etc.

Do you provide the washing of flat linens (sheets/towels) as part of housekeeping or as a separate service? If there is a fee, how much is it?
The Independent Living residents have a washer and dryer in the apartment, so if they need assistance with doing laundry, there is a $10.50 fee per load. For Living with Services, Memory Care and Care Suites,  laundry service is included in the rent.

Is the building framed in wood or steel?
Wood.

Is transportation included in the monthly fee? Will it be scheduled? How often?
Yes, van service is included in the monthly fee. It is scheduled so residents can plan accordingly. The Activity Department determines residents' needs as to how often the van runs.

What specific services are included in housekeeping services?
Housekeeping services include mopping the floors, cleaning bathrooms, vacuuming, cleaning outside of appliances and light dusting.

Is there a move-in coordinator? If yes, what exactly will he/she do for me when I am ready to move?
Yes, our Resident Services Director will help with the move-in details and help you become acquainted with other residents. We have a Concierge at the front desk to assist you with your needs 24 hours a day.

Do you have the higher toilets in each apartment?
Yes, they are called 'Comfort height' toilets. They are 18" high.

Who responds to the emergency call system and what is their training?
Resident Assistants are on staff and all have appropriate training in First Response.

If paramedics are called, to what hospital will I be taken?
The closest hospitals are Fairview Ridges Hospital in Burnsville and Northfield Hospital. It may depend on which medical insurance residents have if it is not an emergency.

Are you Medicare and Medicaid approved?
 We are a private pay community.

Do you accept residents with Alzheimer's disease?
Yes, providing they can meet the terms of our lease agreement and pass the health assessment by the Director of Nursing.

Is there a nurse assessment prior to moving into Highview Hills?
In Living with Services, Care Suites and Memory Care apartments, the Director of Nursing will assess the resident. In Independent Living, if the resident desires any nursing services the Director of Nursing would do an initial assessment for a one-time fee of $175.00.
